Through a referral from a former client I had the opportunity to participate in my first commercial new construction project. Casa Carmen is the culmination of a 10+ year vision held by Robert Buente of 1010 Development. Robert purchased the land back it 2008; the lot is located on the corner of 11th Street and Burlington Avenue in the Pico Union neighborhood. The only structure on the parcel was a single story warehouse built sometime in the 1920s and sitting mostly empty in the Pico Union neighborhood of Los Angeles.
Rather than demolish the building, Robert worked with Carmen Vaughn, a neighborhood matriarch of sorts who haS helped organize her neighborhood around various actions including obtaining an Historical Preservation Overlay Zone (HPOZ). Casa Carmen, named in Ms. Vaughn’s honor, not only preserved the historical store front look of the building but also obtained LEED certification.
